An EPC rates your homes Energy Efficiency from A to G and will show you a graph similar to that which you see on fridges and other appliances. It will give you an estimate of the heating and lighting costs for the property (based on standard occupancy) as well as suggesting low-cost measures that you could take in order to reduce these running costs.

RdSAP stands for Reduced Data Standard Assessment Procedure; due to the relatively limited 120 or so points of data that are captured in order to produce this certificate. More traditional methods of calculating energy efficiency would involve precisely calculating the U-Values of each of the materials involved in the buildings construction. Energy Efficiency calculations for both new builds and commercial buildings rely much more on this increased level of data.
