An EPC rates your buildings Energy Efficiency from A to G and will show you a graph similar to that which you see on fridges and other appliances. It will give you an estimate of the heating and lighting costs for the property (based on standard occupancy) as well as suggesting low-cost measures that you could take in order to reduce these running costs.
  
Simplified Building Energy Mode (SBEM) provides a method to determine the energy efficiency of large buildings.  

From 6 April 2008 certificates will be required for large commercial buildings with a total floor area greater than 10,000m²  when built, sold or let.

  
By October 2008 all properties - homes and commercial - when bought, sold, built or rented will need an EPC. Public buildings will also need to display an energy performance certificate.  
   

SBEM is a computer program that provides an analysis of a building's energy consumption. SBEM calculates monthly energy use and carbon dioxide emissions of a building given a description of the building geometry, construction, use and Heating, Ventilation and Air Conditioning (HVAC) and lighting equipment. It was originally based on the Dutch methodology NEN 2916:1998 (Energy Performance of Non-Residential Buildings) and has since been modified to comply with the emerging CEN Standards.
